Terms & Conditions

Effective date: September 16, 2026

These Terms & Conditions govern your use of the Northstead Home Co. Ltd. (“Northstead,” “we,” “us,” or “our”) website at northsteadhome.ca and provide general information about our services.

Specific work performed by Northstead may also be subject to a quote, estimate, work order, invoice, or other agreement provided to the customer. Where project-specific terms differ from these general website terms, the project-specific agreement will apply to that work, subject to applicable law.

1. About Northstead

Northstead Home Co. Ltd. provides professional home repair, maintenance, carpentry, assembly, installation, exterior work, and related residential services primarily in North Vancouver, West Vancouver, and surrounding North Shore communities.

Information on this website is intended to provide a general overview of our services. Availability and suitability of services may vary depending on the project.

2. Website Use

You may use this website for lawful purposes, including learning about Northstead, reviewing our services and projects, contacting us, and requesting a quote.

You must not use the website in a manner that interferes with its operation, attempts unauthorized access, introduces malicious software, or violates applicable law.

3. Website Information

We make reasonable efforts to keep information on this website accurate and current. However, service descriptions, availability, pricing information, photographs, and other content may change from time to time.

Website content is general information and does not by itself constitute a binding quote, estimate, guarantee, or agreement to perform work.

4. Quotes and Estimates

Project pricing will normally be provided through a written quote, estimate, work order, or similar communication.

A quote or estimate is based on the information and conditions reasonably known at the time it is prepared.

Unless otherwise stated in writing, additional work, changed scope, concealed conditions, customer-requested changes, or circumstances that could not reasonably have been identified beforehand may result in additional charges.

Northstead will communicate significant changes to the scope or expected cost and obtain appropriate customer approval before proceeding where reasonably practicable.

5. Scheduling and Property Access

Customers are responsible for providing reasonable and safe access to the areas where Northstead is scheduled to work.

Appointment times and project schedules are estimates and may occasionally change because of weather, material availability, unforeseen site conditions, prior jobs taking longer than expected, emergencies, or other circumstances beyond reasonable control.

If a schedule changes materially, Northstead will make reasonable efforts to notify the customer.

6. Existing and Unforeseen Conditions

Home repair and improvement work can reveal conditions that were not visible before work began, including hidden damage, deterioration, previous repairs, plumbing or electrical conditions, structural issues, moisture, or other concealed conditions.

If an unforeseen condition materially affects the work, Northstead will discuss the issue and available options with the customer before carrying out significant additional work where reasonably practicable.

7. Materials and Customer-Supplied Products

Where Northstead supplies materials, reasonable care will be taken to select materials appropriate for the agreed work.

When customers supply products, fixtures, furniture, hardware, appliances, cabinets, or other materials, the customer is responsible for ensuring that the items purchased are suitable for the intended use unless Northstead has specifically agreed in writing to select or verify them.

Northstead is not responsible for manufacturing defects, missing components, incorrect items, product deficiencies, or warranty issues relating to customer-supplied products.

8. Licensed Trades and Third Parties

Some projects may involve work that must be performed by appropriately licensed or qualified trades or other third-party service providers.

Where required or appropriate, Northstead may recommend or coordinate licensed trades or other service providers. The responsibilities, pricing, and contractual relationship for third-party services will depend on the particular project and arrangement.

9. Payment

Pricing, deposits, payment schedules, taxes, and payment due dates will be stated in the applicable quote, invoice, or other project documentation.

Customers are responsible for paying amounts properly due for authorized work in accordance with those terms.

Applicable taxes will be added where required by law.

10. Cancellations and Rescheduling

If you need to cancel or reschedule an appointment or project, please contact Northstead as soon as reasonably possible.

Any project-specific cancellation, rescheduling, deposit, or refund terms will be stated in the applicable quote or agreement where relevant.

Nothing in these Terms & Conditions limits any cancellation, refund, or other consumer right that cannot lawfully be limited or waived.

11. Quality Concerns

Northstead takes pride in performing work carefully and professionally.

If you believe there is an issue with work performed by Northstead, please contact us promptly and provide reasonable details about the concern so that we can review the matter and, where appropriate, discuss a practical resolution.

Any specific warranty applicable to a project will be governed by the applicable quote, agreement, manufacturer warranty, and applicable law.

12. Limitation Regarding Website Use

To the extent permitted by law, Northstead is not responsible for indirect or consequential loss arising solely from reliance on general information contained on this website or from temporary website interruption.

Nothing in these Terms & Conditions excludes or limits any liability or legal right that cannot lawfully be excluded or limited.

13. Intellectual Property

Our website may contain links to third-party websites or services.

Northstead does not control those third-party services and is not responsible for their content, availability, security, or privacy practices. Your use of third-party services may be subject to their own terms and policies.

15. Privacy

16. Consumer Rights and Applicable Law
